What this service is
Property Briefcase is a software tool that helps you organize property records. It does not provide real-estate, legal, tax, or financial advice. AI-generated content can be wrong — verify against original documents before acting on it.
Your account
- You must be 18 or older.
- One human per account.
- You are responsible for keeping your credentials safe.
What you can / can’t do
- No automated scraping or abuse.
- No unlawful content.
- No reverse engineering.
- No use of the service to evade real-estate licensing obligations.
Your content
You retain ownership of everything you upload. You grant us a license to process it strictly to operate the service. The third parties that touch your content on our behalf are listed on the Data Processors page. See the Privacy Policy for the full data-handling specifics.
Professional accounts
Realtor teams may create a briefcase on behalf of a future owner. When the owner claims the briefcase, the professional’s role and the briefcase’s handover are governed by our transfer flow.
Service availability
Best-effort. We do not promise an SLA in V1.
Termination
You can delete your account at any time. We can suspend an account for a violation of these terms.
Disclaimers and limitation of liability
The service is provided “as is” to the maximum extent permitted by law.

Changes
We email registered users at least 14 days before a material change to these terms.
